Kenwood Acres subdivision

The Kenwood Acres subdivision on the east side of Los Gatos was begun in 1947 and 1948 with smaller, ranch style homes on good sized lots.

This was a sleepier time, but the 1940 installation of Highway 17 through downtown Los Gatos had made Kenwood Acres a little less remote for those working in San Jose. Nearby Surry Farm was still a horse ranch at that time, with the stables up against Kennedy Road. The valley was still full of orchards then, too.

Even then, it was convenient, with schools only about a mile away and downtown Los Gatos only a mile or two away, depending on your destination.

Where is Kenwood Acres?

The Kenwood Acres runs along Marchmont between Kennedy and Hilow and includes all of Topping, most of Littlefield, and parts of Hilow, Kennedy, and Englewood.

It’s in the same general area as Stonybrook (“Stony Brook” in the list of subdivisions in the county), Surrey Farm, and Vista del Monte.

Heritage Grove in Los Gatos

Heritage Grove is a younger east Los Gatos neighborhood which was developed by Summerhill Homes, a very highly regarded builder in Silicon Valley, in about the year 2000. It sits between the beautiful Heintz Open Space Preserve (with trails to nearby Belgatos Park and other open space) and a mini orchard along Blossom Hill Road between Union and Leigh Avenues. Recently I videotaped the community and think it’s a pretty good introduction to the neighborhood.

Alta Vista neighborhood

Hills proximity to the Alta Vista neighborhoodAlta Vista is a scenic neighborhood which includes homes in both the Cambrian Park neighborhood and the Town of Los Gatos. For many reasons, this area is highly valued and sought after. For this article, we’ll focus on the neighborhood immediately adjacent to the school, not the entire “area of school attendance.”

What makes Alta Vista so attractive? First, it’s convenient. The high performing schools are easy to walk or bike to without crossing any major roads. Almost as close is a good-sized Safeway, a coffee shop, and other stores and eateries at the nearby Downing Center. It’s easy to get to Highway 85 from Union Avenue, too.  As a bonus, the location is popular because of it’s vicinity to Los Gatos with the lower price point of San Jose (for most of the neighborhood).

Second, it’s scenic. Alta Vista has its fair share of visual appeal as well, with many streets lined with beautiful and mature trees, Ross Creek running along one border, and views of the nearby Blossom Hill and coastal range behind it. South of Blossom Hill on the Los Gatos side, it’s not far to the foothills with their trails and parks. Yards and homes are well kept and tidy, as are the streets. Parking near the schools only becomes a problem during school functions a few times a year (and of course at drop off and pickup times).

Simply put, Alta Vista is a scenic neighborhood with great schools and a convenient location. That’s a winning combination.

Live Oak Manor Park & west Carlton area

There is a small pocket of Los Gatos with Los Gatos High School (Los Gatos schools) close to Ace Hardware and Live Oak Manor Park just off of Los Gatos-Almaden Road and Los Gatos Boulevard. It’s sometimes called the Live Oak Manor neighborhood. Some may call it the Carlton area, after the major street that runs through it. I have heard Realtors refer to it as “the Garcia tract” after the main builder in that neighborhood. For our purposes, I’ll call it the Live Oak Manor Park & west Carlton area to distinguish other parts of Carlton which have a different school district (Union School District) or are in the Cambrian area of San Jose.

This area is super convenient for commuters. It’s only about a half mile to the on ramp to Highway 17, and about 1 mile to Highway 85. If the freeway is backed up, it’s easy enough to get to alternate routes, such as Highway 9 or San Tomas Expressway. For those who work at Good Samaritan Hospital or one of the nearby medical offices, work is a short walk or bike ride away.

It’s not so close to downtown Los Gatos that it gets socked in with beach traffic on summer weekends. It’s easy to get to restaurants and shops along Los Gatos Boulevard, a short jaunt to the Los Gatos Creek Trail, and a quick trip to get to the JCC on Oka Road. Need groceries? Nob Hill is only a half mile away, as is the Los Gatos Cafe Uptown, Una Mas, and several other tempting destinations.

A huge plus, of course, are the highly regarded Los Gatos schools. This area is a little less expensive than nearby neighborhoods such as Blossom Manor to the south.

For many, being close to a neighborhood park is another important perk – a place to run the dogs, for kids to play, or just to get out of the house without needing a car.

Something else that should be noted is that this is a scenic pocket and most of the streets are tree lined, making it a pleasant place to be even if none of the neighborhood amenities are enjoyed.

Belgatos Park in East Los Gatos – a Great Place to Hike, Ride Horses, Picnic, Play or Just Spend Time

My family and I live in the east Los Gatos neighborhood called Belwood of Los Gatos, and the nearby park is Belgatos Park. We tend to visit it several times a week and spend a lot of time there. I confess, this isn’t my first post about the park, but it is my first using video. (Recently I got a flip video so am learning how to work this new medium.)

This park is unique for a Town of Los Gatos park in many regards. First, it is one of the only parks in town which can accomodate horses, joggers and mountain bikers. (Joggers and mountain bikers, don’t zone out! Horses may have gone before you.) Second, in addition to the niceties of a larger park, which include several grassy meadows, a playground, and a restroom, there are a myriad of trails that interconnect with Belgatos. If you are so inclined, you can spend hours chasing down the paths that wind through the Sierra Azule foothills.  Finally, it is one of the only town parks which, with a little effort on the visitor’s part, can provide stunning valley views.

España Oaks townhouse community

España Oaks townhome community in Los Gatos España Oaks is a very charming, Spanish style townhome community in Los Gatos. With lovely green lawns, plenty of parking, and a pool at the heart of the complex, it is very uncrowded and inviting.

Where is España Oaks?

You’ll find this group of townhouses where Carlton Avenue and Los Gatos-Almaden Road meet in northeast Los Gatos.  Although it’s very close to the border of Cambrian / San Jose, this neighborhood is part of the very highly acclaimed Los Gatos School District.   The location is a breeze for shopping and commuting, too: it’s within a mile of both Hwy 17 and Hwy 85, and less than that to Trader Joes and several shops & restaurants.

What are homes like at España Oaks?

All 54 units feature a 2 story design with 3 bedrooms, 2.5 bathrooms, 1604 SF of living space and lot sizes of about 1600 SF.  Each home includes a 2 car garage, a fireplace, and a balcony.  These tasteful units were built beginning in 1969 and finished in 1970, but many have been remodeled extensively since then.

Other pertinent details: 

  • There is an HOA fee; it is currently $375 per month and is used to cover the roofs, private roads and parking, and the pool and cabaña,
  • Some townhomes are PUDs and some are condominiums.  The properties at España Oaks are condos.

Cost of purchasing in España Oaks

Most properties are listed for just under a million dollars and selling for $1,100,000 or more.   In the last year from the date of this article, just 4 townhouses sold, and the average list price was about $976,000 and the average sale price was $1,074,000 (with the highest price commanding $1,150,000). For those of you who truly love data, the median sale price was $1,084,750 .  The price will depend on the condition of the property and its exact location, among other things.
