What makes a home luxurious?

When we consider what makes some real estate qualify to be called a luxury home, we know that it’s more than just a dollar amount.
For right now, most of the time, if you are viewing Los Gatos luxury homes for sale, that upper echelon begins at around $3,000,000 and often has a true base of $4,000,000, but homes at this value aren’t always luxury homes. It’s not automatic; there are many factors to weigh.
Sometimes, these expensive but non-luxury abodes:
- are pricey due to the amount of land
- or the view
- or the square footage of the home
- or the zip code – try finding any house in Palo Alto for under this price point!
There are plenty of houses worth $3 million or more which are not luxury properties. In some cases, they have the potential to become luxury properties. For now, though, they just have luxury price tags.
Some real estate companies have different for sale signs for regular residential real estate and a unique or upper level one for the luxury houses or homes. This can be a bit of a landmine for the listing agent and broker, as some sellers with an expensive fixer upper on an acre will want that luxury label – and there can be some conflict over whether that type of sign is warranted. (Often if you have to wonder, it probably doesn’t qualify.)
Luxury homes often are spacious (frequently more than 3,000 SF), well built, nicely and recently updated, enjoy a larger lot, well sized sized rooms, and may be a custom built home. Sometimes tract homes are luxurious, though. Saratoga is full of luxury level tract homes built by George Day (or his brothers, Jim and Marion) set on acre and in many cases remodeled many times over the years.
These top tier homes may include views, pools, tennis courts, 3 or more car garages. They will include air conditioning, double pane windows, and updates which have become pretty much mandatory by consumers in the last 20 years.
Interior features will include formal and informal dining spaces, high ceilings, a high end kitchen (perhaps with 2 dishwashers, an island, 2 regular ovens plus microwave, gas or induction cooktop, likely a large or double sink plus a prep sink, an island, and more). Ordinarily the bathrooms will be large, well built, and feature double sinks, a separate vanity, a large soaking tub (perhaps jetted, but those seem to be going out of style), a spacious shower, heated floors, abundant natural light, high ceilings, etc.
Each property will need to be evaluated on its own merits. If the house, townhouse, or condo provides a giant “wow” factor because many of these elements are present, it is very possibly a luxury home, no matter the price tag.
