Why Los Gatos is a prime location for luxury real estate: setting, dining, shopping, things to do

With its picturesque location nestled at the base of the Santa Cruz Mountains and its scenic and historic downtown, the town has inspired the imaginations of writers, film makers, and artists for over a century. Many high end properties enjoy views of some sort, either of the Santa Cruz Mountains or of the town or the Santa Clara Valley. The setting can’t be beat!

Downtown Los Gatos is vibrant and includes a wide array of restaurants, coffee shops, bars, brew pubs, ice cream and other specialty shops. It’s easy to find foods of every kind, including Mexican, Indian, Chinese, Japanese, Thai, Italian, New Orleans – Cajun, Vietnamese, Greek, French, plus those specializing in fish, steak, vegetarian fare, or many other types of food.

Shopping in town is varied, whether you’re looking to purchase a high end vehicle, art, or do everyday shopping along Los Gatos Boulevard.

The close proximity to Santa Cruz and the Pacific Coast make Los Gatos an easy getaway location for boating, fishing, or enjoying a day at the beach, but you don’t have to leave to have plenty to do. The town enjoys the La Rinconada Country Club, and there are several other golf courses nearby, including the highly regarded Pasatiempo Golf Club (which I walked several times with my grandparents, who were members there) just over the hill between Scotts Valley and Santa Cruz. There are a number of sports clubs, swim and racquet clubs, and even a squash club in town as well.

Some properties are built for the equestrian lifestyle. From Los Gatos it’s not hard to get to stables for boarding a horse (there are a few in town) or to rent a horse for an hour and enjoy a leisurely trail ride.

Opportunities for wine tasting abound in and near town, too, with the Los Gatos Mountains boasting a large number of wineries. (Also not to be missed: our South County area features a surprisingly large number of wineries, too.)  Or stay close to home and stop by one of the many venues in town, such as Testarossa.

Los Gatos boasts a large number of parks, from small neighborhood open spaces or playgrounds to larger settings with room to run. You might even spot a local celebrity out here or there, taking in the Los Gatos Creek Trail or exercising dogs some mild evening.

The most popular neighborhoods in Los Gatos vary, too, depending on the home buyer’s priorities. For some it will be close proximity to downtown, for others it will be the best commute locations, a particular school, or a specialty type of property, such as with a view or with room and zoning for horses.

1. Most popular neighborhoods in Los Gatos with older or historic homes

Most of our buyers who specifically want an historic home or neighborhood reach out about either the Almond Grove or Glen Ridge areas, so they are listed first. However, there are many other areas in town that deserve the spotlight, too.

Almond Grove: The Almond Grove historic district is known for its tree-lined streets and historic architecture. It is within just a couple of blocks of North Santa Cruz Avenue, one of the major roads in downtown Los Gatos. The Almond Grove neighborhood is brimming over with a charm, and it has great community spirit. This is one of the most decorated areas during Halloween and during the holiday season. It’s worth a drive through!

Glen Ridge: This neighborhood is characterized by its larger, upscale homes and beautiful views of the surrounding hills. Many of these are historic properties, though it is not an officially designated historic district. It offers a more secluded and private atmosphere but is still “close to town”.

The Los Gatos luxury home market is faring surprisingly well now, given the strange real estate market that we are currently experiencing with ultra low inventory, interest rate hikes, and the stock market being off after Fitch’s downgrade.

Earlier this year it moved around with extremely low inventory in January and an easier time selling to a whopping 13 months of inventory in March.

Some of the bouncing around is a reflection of the very low inventory and accordingly, very lo numbers of home sales. It’s important to take it with a big grain of salt. The best homes, meaning that they are in good shape, don’t have location issues, and are well priced, continue to sell in 1 – 3 weeks.

Los Gatos luxury home market months of inventory – homes listed for sale at $4 million or more

The months of inventory is the single best gauge to use in deciding how hot or cool the market is. For July 2023 it fell to 2.2 months of inventory, which is a decently warm seller’s market.

Most of the luxury properties in Los Gatos are under $8 million, and that upper level can be much cooler than the $4 – $6 million market.

I tried to pull the same info for the Los Gatos mountains 95033, but kept getting an error message from the MLS that there were too few sales to chart meaningfully.

Meet the Popular Blossom Manor Neighborhood of Los Gatos

Blossom Manor, originally named Blossom Hill Manor, is one of the most sought after Los Gatos neighborhoods as it has great proximity to schools, shopping, parks and the highly acclaimed Los Gatos schools.  There are many gently winding roads, a few very minor hills and some perfectly tree lined streets. It’s a tidy area where homes old and new all tend to be well kept.

Where is the Blossom Manor Neighborhood?

Located in east Los Gatos, Blossom Manor is bordered by Blossom Hill Road, Los Gatos Boulevard, Los Gatos Almaden Road, and Longwood Drive.

Below, please find an enhanced map of the area. I added the location of the shopping centers (3 grocery stores between them, many restaurants, coffee places, video rental, Noah’s Bagels, drug store, banks, etc.) and I added the two nearby public schools for this area.

There are many shops, stores, and restaurants along Los Gatos Boulevard, and especially at the intersection of Los Gatos Boulevard and Blossom Hill Road, but also at Los Gatos Blvd. For instance, there are three grocery stores all within a few blocks: Nob Hill, Lunardi’s, and Whole Foods are all along the border of The Manor. There’s a great variety of coffee shops (3 of them nearby), eateries (mostly casual), and stores.

Where are the haunted places in Los Gatos?

Where are the haunted places in Los Gatos?

Where are the better known business or public haunted places in Los Gatos? That’s a good question – and the answer is open to some debate! There are a few spots with a long-standing reputation for being haunted around town.

This is not an endorsement of anyplace, nor a warning. Most of the ghost stories are quite benevolent, and this is “just for fun”. There are haunted residences too, but I’m leaving those out. It would be creepier for the tenants or owners to have people peering in than to have a ghost, at least in most cases.

List of haunted places in Los Gatos

The following list is certainly not exhaustive. These are stories that I have been told about haunted places in Los Gatos or that I’ve researched and read about. I am extremely grateful for the many people who have shared their sightings or experiences with me – thank you, and please keep the stories coming!

(1) The old cemetery area is now covered with shops and restaurants but some of them have had odd sightings over the years. If you aren’t familiar with this tidbit of history, it used to run from Highway 9 or Los Gatos-Saratoga Road to about where Bank of the West is located on North Santa Cruz Avenue and from that road back to where the train tracks used to run (now a very long parking lot) and back to Hwy. 9. In fact, North Santa Cruz Avenue north of Highway 9 used to be called Cemetery Lane. Learn more on a 2007 article I wrote on this blog: Haunted Los Gatos: The Old Cemetery row, I thought it might be a good time to list a few spots for your enjoyment.

(2) The Opera House is another locale with spooky sightings, though the ghost(s) there seem to be pretty well intentioned! Get the scoop at this article on Live in Los Gatos from 2007 also. The Haunted Opera House of Los Gatos. Last sighting that I heard of was in March 2023 on the lower level (in one of the shops).

(3) Coggeshall Mansion – this lovely old Victorian home at 115 North Santa Cruz Avenue has been a restaurant for years (Chart House, Chart’s, Trevise, Palacio, and now  The Palms) but before that served as a mortuary and before that, a private residence. When I last wrote about it, it was Trevise (I will update the article at some point). When it was the Chart House, I spoke to several employees about the happenings there and got an earful.
