Villa Capri - Senior Condos in West Los Gatos

Villa Capri is one of very few senior condos in or near Los Gatos. Most senior living places in the area are rentals, not homes to purchase, in our area. The only other 55+ condo in town at the moment is The Los Gatos Commons. More will be added at the North 40 (whenever it is completed).

Where is Villa Capri?

Villa Capri is located at 576 W Parr Avenue, Los Gatos 95032. It’s on the Campbell border in the northwestern side of Los Gatos, and it is not far from Vasona Station or El Camino Hospital of Los Gatos, among other nearby draws. Vasona Station includes some nice eateries, such as Aldo’s and Purple Onion – a great reason to take a stroll! There are gas stations along Winchester and it’s a straight shot up Winchester to downtown Los Gatos.

In other words, this is a great location.

It’s a quick ride to San Tomas Expressway and Campbell Avenue to get onto Highway 17. Even easier is the interchange from here onto Highway 85 northbound (and coming back, there is an exit on 85 southbound). Please note that this is not a full intersection at Winchester. Going south from here requires a little jaunt around Lark Avenue to Los Gatos Blvd, or getting there from 17. It’s a pretty good commute location!

Things to know about Villa Capri condos for seniors

A few quick points to know:

The units were built in 1987 (a plus to be post 1978, when lead paint and asbestos should have stopped being bought by contractors building homes).
There are 35 condominiums in this complex.
Parking is in an underground garage.
The community is gated.
There are stairs and at least one ramp, but also there’s an elevator.
Villa Capri includes a pool and spa.
There’s a nice community room, approximately the size of one of the units, including a kitchen.
There are outdoor tables and chairs in the courtyard area at the middle of the complex for socializing and enjoying mild weather.
Dues are $690 as of early 2026.
This is a 55+ community. Anyone can buy, but there are age restrictions for residents.
The HOA is called the 576 W Parr Ave Homeowners Association.

A brief tangent on condo owners associations – with ANY HOA, please study the association finances carefully if you are considering buying, and keep in the loop (and engage with the board) if you are an owner. Many homeowners associations have underfunded reserve accounts and it’s a big problem when that happens. If it’s too low, home buyers cannot get a conforming or jumbo loan. In our time in the industry, we’ve seen HOAs with issues with electric panels, roofs, or the fire zones (this complex is not in a high risk fire zone), and those issues put further pressure on the reserve funding. Some HOAs are in excellent shape. If you find that, it’s a huge plus!

Are there any issues with 576 W Parr or nearby?

As we often repeat here and in our Valley of Heart’s Delight blog, there’s no perfect home and no perfect neighborhood. Each area has pros and cons.

Potential issues may include:

Proximity of the train line (next to Winchester).
Helicopters and ambulances going to and from El Camino Hospital of Los Gatos.
Noise from Highway 85 – it’s about one third of a mile as the bird flies.
The central courtyard the middle doesn’t have a lot of noise baffling available. It’s a wonderful space, but the acoustics seem like they may be quite loud.
Some privacy issues – with the 2 story configuration, and a close courtyard, some ground floor unit owners may feel that others can look down into their kitchens or other rooms.
The kitchens aren’t huge.
Not a ton of “green space”, but there are some nice trees and for those with dogs there are places to walk the pooch.
